Miami has two types of residential rentals: apartments and condos. Both offer great options, but the costs and what’s included vary.

Condos
Condos typically have higher move-in costs because you’ll usually pay:

  • First month’s rent

  • Last month’s rent

  • Security deposit (equal to one month’s rent)

The upside? Condos often include more in the rent—parking, water, cable, and sometimes even Wi-Fi. The only thing you’ll normally pay separately is electricity through FPL.

Apartments
Apartments usually have lower move-in costs, often just:

  • First month’s rent

  • A smaller security deposit

However, apartments don’t include utilities, so you’ll want to factor in an additional $200–$300 per month for things like parking, water, Wi-Fi, and other fees depending on the building.
